First Impression — Hated Dubai 1:10
▶ 1:10It was the first time when I encountered Dubai.
▶ 1:14Totally hated the experience.
▶ 1:17Dry, hot weather. Absence of greenery. No fresh water.
▶ 1:24The company rented us an apartment. $3,000 plus for a studio in JLT.
▶ 1:30At that moment, I'm like, shit, how people even survive here with these prices?
▶ 1:34So all those things present in my life, I'm still not established.
▶ 1:37Like I'm already getting a pretty good salary, but I hate the experience of living here.
Forced to Relocate — CEO Pressure 1:42
▶ 1:42My CEO is constantly approaching me, Arti, you move in, we'll increase the salary.

▶ 1:52And since I was already opening a branch company in Dubai,
▶ 1:55that was the first time I was considering moving to Dubai.

▶ 2:31I never thought I can live in such, being surrounded with such luxury.

▶ 2:53I got a car, driving license, Emirates ID, annual rental.
▶ 2:58You know, when I could like freely breathe, I started enjoying it a bit more.
▶ 3:03Then I found some hobbies.
▶ 3:05Volleyball and jeeping in the dunes.
▶ 3:09And that's when my life actually started delivering pleasure to me.

▶ 4:04I like playing beach volleyball and I met these guys.
▶ 4:08And then eventually I even met Alex, he's my core investor right now.
▶ 4:14Yes, I met him at a court three years ago.
▶ 4:19It was very nice sunny day.
▶ 4:22We played beach volleyball together and I met Artem.
▶ 4:31So he was observing me not just as a specialist, he was observing me as a human being, like
▶ 4:37how I was positioning myself, how I was reacting to different situations.
▶ 4:42So that played a huge role in my life.
▶ 4:44Eventually we bought 15 or 16 units together.
▶ 4:51We are having three transactions with that guy.
▶ 4:55Me and my partner, we decided that the best course for me would be to join a very strong

▶ 5:07So they were all popular.
▶ 5:09What happened at this point is that Max is my partner from volleyball.
▶ 5:15He said, look, you have your own deals.
▶ 5:18Why don't you close them in other companies?
▶ 5:20So I'm like, yeah, why not?
▶ 5:22I found out that some companies are willing to pay 80 or even 90% of the commission back
▶ 5:28if I close through them.
▶ 5:29So I had a couple of deals close there.
▶ 5:31And then Max just introduced me to Core Realty.
▶ 5:35Like hey, there is a nice broker community.
▶ 5:38They're on the Dubai market since 2022.
▶ 5:40You can completely trust them.
▶ 5:42Why don't you close with them?
▶ 5:43They give 100% of the commission back.
▶ 5:50This was Max, my close, close friend.
▶ 5:52I didn't have any doubt in that.
▶ 5:55So I never went reading the contracts like where they're going to scam me.
▶ 5:59What's wrong with the company asking reviews.
▶ 6:02I just came in, signed everything and started working.
Work Philosophy — Networking > Calls 6:05
▶ 6:069am you have to be at work.
▶ 6:07You work until 6.30pm, but I hardly left work at 6.30pm.
▶ 6:11I always left like 8 to 9pm usually.
▶ 6:13And you always have to call, call, call.
▶ 6:15Okay today, 50 calls minimum.
▶ 6:17And I hate that type of work.
▶ 6:19It's a low conversion statistics.
▶ 6:24My best results come from networking.
▶ 6:28Communities like volleyball, paddle, just networking with other brokers.
▶ 6:33Not like just calling, calling and calling.
▶ 6:35When I meet new people, it really depends what I expect from them.

▶ 13:21hey, I'm a bit scared of investing in Dubai because what if they take away my ownership rights?
▶ 13:28What do you think about the conflict between Qatar and UAE in 2017?
▶ 13:33I'm like, I read the question.
▶ 13:34I'm like, what conflict between Qatar and UAE?
▶ 13:37So I went researching, found out that there was one.
▶ 13:40And it actually lasted till 2021.

▶ 13:43And even the citizens of Qatar were asked to leave the country of UAE during this time.
▶ 13:49But even during this time, there weren't any massive cases of taking away the property of those people.
▶ 13:58So this gives us an idea of the position, the strategic thinking of supreme leaders of our country.
▶ 14:08They're always thinking about the free trade.
▶ 14:10They're always thinking about the future.
▶ 14:12So point being is that even though there are conflicts, if the country has a clear structure, clear planning up ahead and scarcity of real estate properties, then the prices will grow.
▶ 14:26Even in Dubai, before the conflict started and impacting in whatever way it's impacting right now, people are constantly asking, is Dubai a bubble?
▶ 14:35Like the prices have been growing consecutively for like five years.

▶ 14:45But the same thing we heard in 2020, when COVID broke out, people started saying, oh, the market is going to shut down.
▶ 14:54I'm going to wait for 2022 or 2023.
▶ 14:57Then 2022, 2023, Dubai was the first country to recover so fast after COVID.
▶ 15:03The prices were skyrocketing.
▶ 15:05Now the same people are saying now we are in a bubble.
▶ 15:10Now we have to wait for two more years to see where it ends up.
▶ 15:12So, you know, you have to act fast.
▶ 15:16In every situation, you can find good opportunities.
▶ 15:19Only people who know how to generate business for themselves can survive in such conditions.
